Downey has a wide mix of properties, from post-war tract homes near Rives Mansion to newer commercial spaces around Downey Landing, and Aetherix Peak has restored plenty of both. What stays consistent is the order of operations: get the water out first, figure out the source second, and dry everything using equipment sized for the actual room, not a one-size-fits-all setup. Once extraction is done, we move into structural drying and run moisture checks daily so nothing gets called finished before it's actually finished. Mold prevention happens automatically as part of that process, since catching things early is always cheaper than remediation later. If a wall or floor needs to come out and go back in, we handle that too, so this doesn't turn into three separate contractors and three separate invoices.
