We had a limited time frame to get a barndo built, so our research on this company was not thorough. This situation is exactly why anyone looking for a contractor should take the time to utilize reviews. We do not want any family to go through what we have been through over the last several months
Rockin B committed to a completion date of July 14. As of today, it is still not complete.
The GC was set up on a draw schedule and every draw was released on time or early because he kept telling us he was out of $.
The GC was asked multiple times if items such as toilets, tubs, tile, flooring, hot water heater, etc had been purchased. These are typical items in a new build outlined in our draw schedule. He assured our son and I both that all these items were purchased.
The first of August we found out that he had not bought any of the material above. He also told my husband that he was out of money and we were left to finish the project out of pocket. Note that he has been paid in FULL even though the project was not even close to being completed or inspected.
After the home sat empty for days at a time, our attorney asked for us to be released from the contract so we could hire a new contractor to finish. This is where we are now.
The problems started from the beginning with him not overseeing the framing. When I arrived in Amarillo at the end of the framing, I immediately noticed that there was not room for the refrigerator. The GC didn't even notice. This resulted in added expenses because metal framers had to move windows and doors. The end result for us was no window looking out backyard. The interior framing of the laundry room was not framed according to plans. They didn't leave room for the sink next to the washer. They had to cut into the master closet size and put sink there. This was all on the original plans and could have been avoided had the GC followed the plans.
The interior plumbing was all wrong. The plumber they hired plumbed for a tank water heater when a tankless was always the plan. The plumbing was not correct for half bath or master so concrete had to be busted.
No dryer vent was installed.We had to ask why there wasn't one. They then had to cut drywall and take it to second floor and out back of house.
The first electrician spent 8 weeks in the house and we asked the GC multiple times to fire him. He had can lights up with no wiring behind them. Sadly, they paid him a large amount of our money, only for us to end up paying the second electrician out of our pocket. The new electrician l had to tear most everything out and start over. He made 65 drywall cuts and documented every mistake with pictures and explanations.
All the texture work and painting had to be redone.
The custom cabinets were built by a friend of the GC. There were over 115 spots that needed to be redone and several drawers and cabinets were misaligned or didn't open. Not to mention they hung one set 4x before it was correct and they mixed up 2 other cabinets that had to be taken down and rehung. They didn't bother to fill any holes. We asked them to hand sand and repaint, but the work was still subpar.
We now have a guy who has removed all doors and drawers and is sanding and repainting for the 3rd time. They had to rebuild a few door fronts that had uneven trim and one cabinet that was falling apart from the screw holes. Both spice drawers had to be rebuilt.
The AC did not work after installation and we had to hire another company to come out and do the inspection and repairs. Those repairs cost us a significant amount of money to have a functioning AC.
There was no duct work for bathroom vents. Vent insert for cooktop was left in kitchen with parts spread all over.
Some of the windows were installed poorly and now need to be replaced. I asked the GC to contact window company back in April. I continued to remind him almost weekly to get the windows fixed or replaced. This never happened. We now have to purchase new windows and remove drywall to replace.
The water line and septic both failed inspection. We personally paid the variance fee for septic and my husband rented a trencher and purchased supplies to fix the waterline.
The GC signed paperwork with the bank confirming each draw would be used appropriately and that any material kept off site was considered our property. He still has several items for our build at a location he refuses to disclose. We have had to purchase all the material (for a second time) that he refuses to return and pay someone else to install.
The contract included exterior work. Nothing has been paid for or completed outside.
Being that we paid him the full contracted price, our attorney has requested an accounting of the money he was paid. He refuses to hand over requested documentation.
