Not impressed with the appraisal I received. I over bid on a house (partly due to lack of guidance from my realtor) and was hoping to receive an honest appraisal to lower the purchase price. Only 5 comps were used which in this current fluctuating market is not much. My realtor promised me that if we bid too high "the appraisal would take care of it". This was a lie as well as low appraisals in NJ are very rare. In addition the so called comps had many features the house I am buying didn't - much bigger basements, updated and bigger bathrooms, decks, pools, etc Now the housing market is going back down.
