DO NOT USE THIS APPRAISER. I received an appraisal from him that had nearly a dozen factually inaccurate items. He listed "no pool" when the house has an above ground pool and large accompanying deck. He miscounted the number of rooms and didn't include the unfinished basement, but included an unfinished basement in one of his comparables. The square footage in the comps were different from MLS listings of those houses. The numbers he used seemed to match what was on a Google search, so it appears that he used Googled results instead of official MLS listings. He reported that there were no updates in the last 15 years, then goes on to list new flooring, kitchen items, new light fixtures, paint, and much more. The comps that he used has different number of bedrooms and bathrooms than the subject house. He claimed the house I am purchasing has 3 bedrooms when it has 4 (it has been sold three separate times with official listings as 4 bedrooms) and used comps with different bedroom amounts which materially lowers my home's value incorrectly. His poor work will delay the sale and purchase of this house. The horribly inaccurate and lazy work done by this company hurts all parties involved.
