Jeff performed an appraisal on my house for a home equity loan I was pulling for a business purchase. He showed up on time and was here for about 20-30 min. I received his report a couple weeks later and I was severely disappointed. There were so many mistakes on it and the appraisal came out lower than when I built the house 10 years ago after adding about $100,000 worth of upgrades (new deck, landscaping, grass, siding, finished basement) it also was lower than my assessed value of the house for taxes. He had the wrong heating system in it, which was a $30,000 difference in price when it was installed (in floor vs forced air), he took away $8,000 because our lot was smaller than one of the comparables but did not add back to it when our lot was larger than the other 3 comparables, he took off $35,000 because there was missing flooring and trim in one room in our basement. When adjusting for square footage he used $33 psf...you cant even build a garage for $33 psf. (our next appraisal used double that) Need less to say if you wanna save on your taxes or need some expensive toilet paper use this company otherwise don't let this guy in your house and request someone else.
