In a market where I have comps and market analysis, to value my home, in well kept condition, with all upgraded finishes, below tax assessed value, rather than the going rate of 20% above tax assessed value was just a horrible job. Measurements were wrong, finishes were wrong, comps were adjusted incorrectly. Then the appraisal was done by an apprentice that didn't even bother to attend the walk through. This does not work in todays market and if we were doing a purchase we would have gotten at least closer, if not over, the value we were looking for. Ruined our mortgage deal and the lender knew it was a bad appraisal and is refunding the appraisal.
