This is going to all Brokers and Realitors that may be in some way connected or doing business with American Dream in Tennessee, until he stops giving the Real Estate Industry a black eye & cools his guns...
Even with the release of contract (see https://g.co/kgs/mr3nuE ) last summer 2021, Richard Cassetty is taking us to court to get his commission ...he didn't earn.
Very very unpleasant experience. Not sure if 1 star is warranted.
From the outset, he wouldn't do professional photography as requested, No staging whatsoever, no sign in the yard, extensively screened/vetted requested showings, listed a larger home in the neighborhood for less money per Sq ft. creating add'l competition, and even complained about "not enjoying his career any longer." He seemed absolutely burned out and willing to come over and show our home. After hours of his continuous & lengthy dialog, we agreed to part; and afterwards we agreed to work with Aaron Lovett/Weichert Realtors of Rutherford Co. Aaron got our home under contract quickly after some good counsel, placing a well lit sign in the yard, doing about 6-7 showings and only one open house (It was so easy)
We were very pleased with our decision, but again, taken aback by this sudden legal pursuit with this Mr Cassetty.
In our world,,,, CONTRACTS DO MATTER.
We will be going to the Tennessee area Board of Realitors and Tn Real Estate Commission over this irregularity. Already working with the BBB.

Critical: Professionalism, Quality, Value
I advise ANYONE looking to sell or purchase a home NOT to use Richard Cassetty!! I have been waiting to write this review for a long time. See Richard Cassetty believed he deserved a $20K commission without even selling me a home. A judge saw differently. I met Richard through email the February 2021. Richard worked to find us a home in the Mount Juliet & Lebanon area.
We viewed several homes. The market was hot! Lots of homes. I, like lots of people had specific needs. Having 4 children and working from home, I needed a special home. I think I was the typical buyer. Viewing a home and loving it, then going home and realizing wait a minute...I don't think this one will work. We wrote contracts and cancelled contracts quite a few times. after a few months of this Richard became obviously frustrated. My children started noticing. It was at that time I knew this relationship had to end.
The feeling of pressure to buy, the dread of telling him "No, this one isn't it" was too stressful. This wasn't a fun experience anymore. I decided to end our relationship. Richard was not happy. Richard yelled and scolded me like a child for a few days. I was scared. I was emotionally drained. I had to either work with him or be sued??? I took my chances, NO ONE bullies my family! I ended the relationship with Richard Cassetty & American Dreams Realty. I found an amazing Agent; Eddie Cox with Benchmark Realty and he found our family the perfect home the very next day! Richard could not accept the fact we moved on. Richard Cassetty sued my family for a $20,000.00 COMMISSION and LOST! I even offered to pay him for his time & fuel for showing us homes. He was greedy and wanted it all. Richard Cassetty LOST! I even offered to pay him for his time & fuel for showing us homes. He was greedy and wanted it all. Richard ended up with nothing...well he did get one thing. a really bad reputation! come to find out, I am not the only client to be sued!
Be warned! if you don't buy a house from Richard, you just may get sued!
I will say one positive thing about American Dreams Realty, Eddie Cassetty! This realtor will have a bright future if he stirs clear of his father's tactics.
