I can only comment on one specific duplex that is owned by TRK Properties, LLC owner/landlord Todd Kirkpatrick. He has been notified numerous times over the past 10 months of his unit being inhabited by drug addicts and all the damages they have done to a once, well taken care of duplex. Former owner died and it went up for sale. They have destroyed the place by busting out windows, sliding glass door have destroyed the central A/C, the all hours coming and going of drug addicts. ALL the utilities were shut off Oct. 24, 2023 and it hasn't gotten rid of them, they use urinate/defecate outside for all to see. Todd Kirkpatrick has been contacted by the police and the City for everything that goes on, and he doesn't do anything or doesn't respond. Avoid renting from TRK Properties and using A-1 Home Inspections if you buy a home. He is a hands off, don't care about his properties type of person. Avoid at all costs. This specific property is located at 736 S. Wildan, apt B. Springfield, MO 65802. The most recent damage happened last night, Nov. 30, 2023 when someone bashed out the sliding glass door. Today, Dec. 1, 2023 they apparently removed the closet doors to use in the sliding door. About the only thing left for these addicts to do is to burn it down. They've destroyed everything else.
