First Coast Rental Management is NOT your average property mngmt co. We do not sell! We only manage:our focus is our tenants and our homeowners! You will see, if you go to www.ManageMyRental.net, that we offer "3" basic services. 1. Property Management (where for a monthly fee of 9%, we will handle all of the typical daily problems that a tenant may have, answer all landlord issues in a timely manner, handle all accounting and year end tax reporting documents needed, do yearly walk throughs with photos, legally disperse deposits and any disputes, follow all Fair Housing Rules, remind tenants of regular maintenance issues, post all notices, handle evictions( not too many of these!) and keep open communication...always! 2. Tenant Placement: Our agents solely work to find a qualified tenant for our owner's properties. They know that property like it was their own. They advertise and hand show it each and every time the door opens. We make sure it looks good and smells good- in a ready to rent manner! Avg time on the market: only 7 to 21 days. That's awesome! 3. FREE finder service: a tenant finds one of our many online ads, calls and sets up an appointment. From there, they are treated like royalty..they get the works. One of our Licensed Sales Associates meets them there, treats them with the respect that is due, tells them all about the property and then helps them move in..by transferring electric, getting all of the paperwork ready to qualify, transferring keys and usually leaving them with a token thank you gift to seal the deal upon move in day. It's just that nice to work with First Coast Rental Management
