I worked with Michael Bower on a new construction FHA mortgage. For most of the process things were fine, but the closing experience was deeply disappointing. I had been told the team would reach out 3 to 4 weeks before closing to discuss the rate lock decision. Before we even had a confirmed settlement date, I proactively asked what the numbers might look like if rates improved. His team sent back some options as a preview. Because we were outside the window I had been told to expect, I did not treat this as a time sensitive decision point and waited for the team to follow up as promised. That follow up never came. We communicated actively with his team for weeks after, confirmed they needed nothing from us, and were never told two team members were managing separate parts of our file. One team member sent a written apology for missing our emails. Michael sent an automated marketing email with the subject line You've Got a Team Behind You while our actual questions went unanswered. We discovered five days before closing our disclosures still showed our original locked rate. The relock to a worse rate happened only after we forced the issue three days before closing. On closing day Michaels only acknowledgment was sorry about any confusion. What made this significantly worse: after filing formal complaints, CMG compliance team accidentally forwarded us their internal email chain. That chain showed Michael wrote internally that the situation was less about determining who is right and more about managing the risk of reputational damage. Our complaint was not even formally logged at first because the sales team intended to handle it quietly. Corporate leadership refused written acknowledgment of any wrongdoing specifically because it exposes them legally. The rate available to us in writing would have saved over $15,000 over the life of the loan. Active complaints filed with CFPB, PA Attorney General, and multiple state regulators. If you expect to be guided through the process as promised, get every commitment in writing before you sign.
