Phil Joyce is a terrible landlord,my home as well as many others are full of sewage leaks,black mold,bugs,windows that fall out of the frames that required my son to get stitches,he will try and sue you for damages from previous tenants and he will lie,lie,lie!I have many testimonies from past and present tenants about the condition of his homes,if you were wise you would not rent or buy from this man.
