Had a really bad experience with Michael and his team. He managed a 7-unit property for my partner and myself for about 2 years. We are out of state owners that put a lot of trust into Michael and his team. I will preface that we should of done more due diligence on MMT Property Group as well as holding him more accountable to setting up systems/communicating for effectively. The biggest area that was extremely lacking for Michael and his team was around communication. We would call, text and email Michael, but many times we wouldn't hear back from him for weeks or even months. Communication truly broke down when it came to tenants being placed in the vacant units, setting up automatic ACH transfers to our business account, questions/initiating the eviction process, getting tenants caught up on back rent, section 8 paperwork/process and acquiring tax documents or any other information about the property. If Michael was out of town, in court dealing with another property or not available in general, there was no other person that could assist us at MMT Property Group.
Our property was the last priority for Michael as little to no attention was paid to it unless there was an emergency issue that needed to be fixed (fixing the roof, minor renovations). When it came to tenant placement, usually we would get an email the day of mentioning that a tenant was placed into the unit or that a tenant just signed the lease. We never received any reports or information from Michael about due diligence done (background, credit, employment, past landlord references). Within a few months of a new tenant moving in, they were already behind on months of rent. The eviction/vacate to notice process was never initiated with these tenants as it seemed Mike was focused on other endeavors.
We ran into an issue where it took Michael 3-4 months to make an ACH transfer of funds to our business account. This caused a delay in paying bills, taxes etc. We had reached out to Michael for updates daily for those 3 months. Unfortunately, we received minimal communication back from him. It wasn't until we put in a complaint with the BCB (Better Contractors Bureau) about the situation that we got a rapid response from Michael. Due to the lack of attention to the property/tenants we have been set back almost a full year and are currently working on getting this property in a positive cash flowing state. We have proof of all communication exchanges and the lack of responses throughout our time working with Michael.

Im so glad to be getting out of this inner city low income management…You guys were great to work with FYI we managed your property for years, yes, we attended the inspections on your behalf before and after closing, we have literally hundreds of emails and texts over the years of communication on the property, we never had one issue until recently. I must defend my company and our staff here obviously, we work very very hard especially in the climate we’re in now with city rental housing it’s a nightmare to deal with, which is why companies are getting out of the business left and right. We remodeled several units and sent you guys all the pics, invoices and workorders for everything we did all the time in order to place tenants, so of course we are going to place tenants in them we want to generate rent for you, you guys were in the loop every step of the way while we were placing these tenants. I agree there were obviously several issues with tenants moving in then having their assistance cut off for one reason or another but as you know we swiftly got a lot of that rectified and got back payments issued for several people. That was a lot of work and everyone was satisfied, its easy now to go back and point out the tenant problems, and issues that occurred over the years but we were on top of everything, it’s no picnic for us dealing with this new landscape of managing rental housing but we handled every issue. It’s a delicate balance of keeping landlords, tenants, and the city happy. All major repair issue you guys were in the loop for and approved and thanked us for getting done and dealing with angry tenants. We had a major plumbing issue that affected multiple units and we were on it right away, and the tenants thanked us as well as you. I have dozens of positive feedback emails and texts from you on the work we did and how we handled the multitude of problems with the inherited tenants, which is fine its part of the job. Everything was smooth running until covid happened and people stopped paying rent and everyone got on assistance, and we were unable to use the threat of eviction to get people to pay. We communicated constantly regarding the problems we were having collecting rent during that long period, and after. As you know we were constantly battling with tenants and assistance programs to get rent paid for you guys. I agree we were probably too lenient with tenants and trying to work with them, but we felt that was the best move to try and collect rent. The 2 new tenants that we moved in immediately had problems with the inherited tenants that were already there, racist comments towards them, cops called all the time it was a nightmare for our office as you know because we communicated that with you all the time, even my office staff was getting harassed, but we did our best to mediate. I was constantly telling my staff make sure you CC the landlords in on everything were dealing with to show you we were on top of things, and I always followed up with you guys personally. I know that’s not your fault but its not ours either. We always sent you guys what rent we collected and had no problems. After covid again as you know, even the on-time tenants were slow to pay, not paying, paying partial. The woman downstairs kept yelling she wanted to move and kept submitting moving papers and getting her rent from RHA shut off then we would have to get it reinstated because she would want to stay. She still calls us now to move actually. The two girls we moved in upstairs kept having the older gentleman who has been there for 20 years harassing them and calling them racial slurs drinking all day, we sent you all those communications, I talked on the phone with you guys all the time. We had to deal with that daily telling him to leave them alone, so that caused tension with them, and they wanted to move but we convinced them to stay. The one girl we moved in got pregnant and stopped working and was behind on rent, we got assistance to pay her back rent and got her on DSS where they were at least paying most of the rent, and we were in the process of getting the remaining balance paid. Its not as easy as before to just remove problem tenants.
I understand the last year was getting extremely difficult, you hire a management company to handle problems on your behalf, you guys were hands off before that because things were running smoothly, and we kept you in the loop constantly. There was that issue with the fire marshal that was ongoing because they had the property zoned as a rooming house, we got that squashed for you and that was ongoing way before us.
We had stolen cars ditched there from the string of KIA thefts that we got handled swiftly. I could go on and on I just want to point out the work we HAVE done over the years and the amount of effort we put in your property. We never put you guys on the back burner for other endeavors, you guys were great clients. Sorry it unfolded like this, NYS awesome
