Before Empire, I used to deal directly with my landlord, the owner of the house. We had a really good relationship and never had any issues, things needed to be fixed and he would be right on top of it, if I had any questions he would make himself available to me. After being in the house for 3 years my landlord got into business with empire, so he still owns the house but they manage the property. Everything went down hill from there and instead of writing a story I will simply list all of my issues.
1. Upon them overtaking the property they told me there would be quarterly inspections of the house. This is NOT a government owned, subsidized (section 8) housing. This is private property and I was told I would have to conform to someone coming to my house every 3 months early in the morning, I work overnight so this was instantly a problem.
2. Once empire started to manage the property my landlord wanted absolutely nothing to do with me. Any phone call or text message and I would be directed to empire.
3. Communication is horrible with these guys. Randomly showing up at the property to complete "work orders", if you are missing a payment they will blow your phone line and emails but if you need to get a hold of them, well good luck with that.
4.work that is done on the property is shi**y, had broken cabinet door that was put back on backwards, outside stairs that were horribly re cemented and has the neighbors laughing at the atrocious work. Claimed to have fixed leaking sink, it still leaks.
5.put in a work order request for leaking ceiling months ago, still no work has been done.
6. I moved into this house as-is, it was part the condition for me to be able to move in here asap, one of those conditions being that we had to take the house with the old carpeting which was not cleaned. Now empire wants me to have them professionally cleaned before I move out. (NOT GOING TO HAPPEN)
7. This one is where the last straw was drawn. After coming for one their "quarterly inspections", they noticed 2 of the bedroom doors had been damaged, (happened during move in, yes it was my fault and yes I knew I would be financially resposnsible) they put in a work request to have them replaced. They came and replaced the doors. I was charged $400 for 2 bedroom doors that weren't solid wooden doors, we are talking basic, the cheapest of the cheap hollow doors. I refused to pay such an astronomical price for 2 doors that I honestly could have replaced my self for about $60 each. After refusing to pay that ridiculous amount, I was SUED and threatened to be evicted . We went to court and had the issue resolved (judge was on my side) but no way should someone have to go through that.
8. Lastly, as soon as you give them notice of moving within 60 days of lease being up they will begin to do showings. Now in PA landlord has the right to show propert with tenants still living in there, as long as they give 24 hr notice, and is within normal business hours, and within respect to current tenant. Remember I mentioned i work nights, so obviously I sleep in the day. I called empire and told them this, I told them that I have to get my sleep and for obvious reasons that showing the house while I am still in my lease and live here is not ideal for either parties. Needless to say they completely disregarded my statements and still show to the house early in the morning knocking on my door while I am asleep.
I have never been late with rent I am always on time and at times have even paid my rent within months in advance. No to toot my own horn but that makes a really great tenant and for someone with such a great history of on time/early payments and someone who they dont receive any complaints about I think i have been treated completely unfairly and I will NEVER go to any property that is managed by Empire. I have seen reviews and heard from people in person that these guys are shady, and that is exactly what they are. These are my own personal accounts with them, take it how you want to but I have no reason to lie.
