Grant Property Mgt co. is like many property management companies, can be difficult to communicate with and get follow-through on requests and projects. Although we were unable to prove that GPM has done anything illegal, their business practices ride the boundary of unethical. If you are not a big community, you will not have a fighting chance to get the law on your side in a dispute against them. They have financial resources and time that most associations are unable to defend their rights. We had no signed contract with GPM, yet they threatened to make us pay to the end of a three-year term. For the services they provide, they have been the most expensive and the most difficult to work with of all the management companies we had in 40 years. They were largely unresponsive, while numerous projects were left undone for over a year. Emails containing Board approvals for work were lost. They charged us extra money for services that offered no tangible benefits. We requested documents that were not provided within the time delay given by Florida Statutes. GPM put off our election for six months without cause, while remaining complicit with our old Board president who was holding onto power. GPM has switched our property managers four times in the first 18 months of working for Versailles Villas HOA. The property manager has scheduled maintenance without the approval of the Board, while putting off more urgent work requests that the Board did approve and request. GPM accounting has not helped the Board to work on details of their budget, even though this is part of the services offered as stated on the website. In the first few months of a new Board, they used the authority of previous Board members to validate checks to vendors, even though our governing documents require the two signature on each check and cannot be done electronically. GPM does not fulfill the promises stated on their website, that HOA Services include: Supervising/inspecting the physical condition of the common areas to ensure they meet the standards determined by the Board. Ensuring that ...the established standards are addressed properly, responsibly and, most importantly, in a timely manner. GPM website also agrees to Free Up The Board's Time: A management company should address day-to-day matters and keep the Board's involvement in these mundane issues to a minimum... In this way, we can bring all the satisfactory alternative to the Board's attention enabling the Board Members to retain their roles as decision-makers and not as administrators, project coordinators or unpaid supervisors! We had to contact vendors ourselves to get needed work done, because the manager did not follow through on work requests. GPM website agrees to Relieve The Management Burden: Responding to resident issues on a timely basis. This has not been done as we have communication from residents with roof leaks who attempted to contact GPM repeatedly without response or action until pressure was put on the manager by members of the Board. In sum, steer clear of GPM if you want to save money and headaches.
