Xavier missed his deadlines and almost caused us to lose our house. We paid double the price of an appraisal for a top tier appraiser and to make sure our 3-week commitment was met. He committed to a 3-week turnaround. The appraisal took 5 weeks and 2 days and the report arrived on the final day of our contract. Xavier was rude and uninterested when I tried to communicate the urgency of our appraisal deadline. I need to also mention the lack of integrity Xavier displayed. When we requested updates, we got provable lies for answers. Xavier claimed he visited the property, but missed something and needed to go back. Xavier didn't know that he had to call and request access to the property from the listing agent to gain access to the property. Xavier didn't ask to gain access to the property until the later part of the 4th week. Xavier has been an appraiser for a long time and it is unfortunate he has let his reputation slip. I will request another appraiser if I ever see his name on a transaction I am involved in. The bottom line, don't charge a premium unless you plan to deliver and if you can't deliver because of unforeseen circumstances, then communicate truthfully and timely because people are depending on appraisers to meet their deadlines.
