Several months ago I signed a Purchase and Sale Agreement with Wolverton Holmes LLC and paid the agreed upon earnest money. This was an "all-cash offer", with no financial contingencies. The contract was for new construction and permitted color selections and upgrades, which were to be finalized within ten days of signing. In attempting to meet with Trish (Wolverton Project Coordinator) on multiple occasions over the next four weeks I was informed she was too busy with scheduled closings. Thirty days after signing the Agreement, Jackie (Wolverton General Manager) began demanding a nonrefundable cash deposit for 100% of the agreed upon cost of the change orders, plus a thirty-day extension on closing "due to MY failure to timely finalize the change orders" -- a company policy. Reluctantly, I agreed. Then, Jackie began demanding a non-refundable cash deposit for 10% of the house's total purchase price, because of the all-cash offer -- another company policy! I was informed that Wolverton wanted to "ensure I had sufficient funds to close". Instead, over the next several weeks, I provided them a copy of the Deed to the home, which I owned 100%, and which I intended to sell to purchase this property. I also submitted a bank statement showing proof of sufficient funds. Neither of these documents were acceptable to Wolverton. Jackie continued harassing me for the nonrefundable cash deposit. I refused, furnishing instead a conventional loan "Pre-Authorization Letter". Wolverton reluctantly accepted this document, but remained unsatisfied. After refusing their demands for the nonrefundable monies, Jackie became increasingly contentious, making more unreasonable demands and threats, to the point of becoming hostile and abusive. For example, Wolverton prepared multiple addendums to the Agreement, threatening to void the contract when I refused to sign them. I was prohibited from coming onto Wolverton property, warned I would be fined by doing so. This meant I was unable to inspect the quality of their construction work. I was told not to discuss the Agreement with any Wolverton employee under threat of legal action. Four times I tried to schedule a meeting with Jackie and Gary (Wolverton President) in an attempt to resolve these conflicts. Each time they refused to meet. In discussing the matter with realtors, lenders and Wolverton competitors, they all found Wolverton's actions shocking and extremely unprofessional. They encouraged me to get out of the Agreement quickly, with all my money, if possible. It seemed all Wolverton wanted was money, money, and more money. I later learned that these bullying tactics are not unique to me, as evidenced by the complaints posted on this and other websites. Recognizing there would be no end to Wolverton's threats and Jackie's egregious misbehavior, I decided it was in my best interest to cancel the contract. Wolverton Homes are built WITHOUT integrity.
