In late 2019 we were looking for a contractor for some house improvement works and David Sananes (12013 Clover Knoll Rd North Potomac, MD) was referred by our pool technician whom we have worked with for a couple of years and whom we like and trust. David at beginning was agreeable and considerate and the project progressed according to the schedule. After a few weeks, the work slowed down and he claimed that he had issues with his knees and he might need to take a surgery. He asked for more advances ahead of the payment schedule quoting various needs including to buy the materials for the works. We trusted him as we trusted the person who referred him, and released 2nd installment payment even though he has not even completed the work for the first installment. Then he disappeared and did not take our calls. We asked the pool technician to contact him, and found out that he had the surgery already but did not bother to inform us. He promised he will come back to finish the work. He later on did show up but came less and less with various excuses. He once showed up saying that his father in law just passed away and he asked us to give him additional $1000 advance to buy plane ticket for his wife to go to the funeral. We checked with the pool technician, who checked with David's son and his son had no idea about the passing of his grandfather and said his mother was not going anywhere. Our pool technician was upset and felt sorry that he referred David to us, she had then been contacting David urging him to complete the work. David would show up the day after she talked to him, then disappeared for a few days, then showed up again for 1-2 days then no show again... The work moved very slowly, the workers he brought in did not know what they were doing. The original plan was to complete the project in Dec, 2019, while it was about only half done in March. It was a really painful process trying to contact him and bring him back to complete the contract. Eventually we could not take it anymore and decided not to continue wasting our time on him. We had to hire other contractors to complete the work. The new contractor told us the windows he ordered, we paid for, were all in wrong measurements. We eventually had to give them away for free and purchased new ones. The retaining wall he built for us started leaking in late summer. We found the mason who David contracted to do the retaining wall, he told us that David refused to pay him and the carpenter the full salary as agreed. We tried to file a complaint in Maryland but could not find his contractor license.

Mr. David Sananes does not work in a professional way. He left the work unfinished in my house after I paid to him in full. He did not check for the write material when he picked it up from home depot and installed the wrong material before checking if it was correct. Also, he damaged the plywood underneath the floor when removed the old floor and did not say anything, he placed durock floor on top of that damaged plywood causing a mayor damage a few months later. He also worked with a friend and installed a kitchen where the cabinets collapsed. I would not trust him unless: 1. you take pictures of his work 2. get receipts of everything so that if you have a problem with his work, you have proof of it, 3. get his license as a contractor, 4. make sure a professional contractor supervises his job 5. never pay to him before you are sure he did the work right.
