I had to file and win a landlord/tenant complaint in May 2012 vs Ken Cutler and AKM Waterproofing and Restoration. I was awarded possession of the unit. Ken did not even show for court which implies that he has no regard for consequences or protecting the reputation of AKM Waterproofing and Restoration. Kenneth Cutler JR is hands down one of the worst tenants I have had in my building. In the 9 months that Ken Cutler has been in this building, 3 months his rent was very late and two of those months I had to file a complaint with the district justice. When asked about his rent being due he goes into a rant about being "disrespected" and has no regard for the lease contract. He claims to have an attorney that he likes to threaten people but when asked directly for that attorney's name and number so he/she can be contacted Ken clams up so don't be intimidated by his lawyer talk. There's no weight behind it. He tends to disappear and will not return phone calls or text messages. Do not rent to AKM waterproofing and restoration or Ken Cutler because he does not stick to the rental agreement and seems to think that there's a built in 30 day grace period to pay rent regardless of what the lease says. He also likes to try to make you THINK he's doing you a favor by paying his rent and occupying your building. Time will tell if Ken leaves the unit in good shape or trashes it. I will be posting pictures of how he leaves my storefront when he is FINALLY gone.
