Meanwhile here are some tips you may or may not have thought that we'll be glad to help you with before you get started.
Personality-wise, you definitely want someone who is dependable and determined and capable of seeing the project through to completion.
As you know, it’s not IF your project will have a hiccup, it’s WHEN, and you want your commercial builder to be right there to handle whatever comes up.
You’ll probably be spending a good amount of time with your commercial builder so in addition to competence, past projects and cost, you definitely want to find someone you can get along with. How much time you spend with your contractor will of course depend on the size of the project and how much subcontracting exists.
When you're first getting into the process of hiring a contractor, you'll want to get an idea of their commercial building history.
Check on the recent experience of your commercial general contractor and get some references of customers with similar project scope to yours and have a conversation with them.
Determine their experiences and their ultimate satisfaction level. Some areas you should be interested in are: worker behavior, work site cleanup, showing up on time and how well the contractor stuck to the project timeline. Other contractor attributes can be found at state licensing bodies, suppliers and city departments of the base city.
After comparing and contrasting the above mentioned areas. It is recommended that you determine how your building professional runs the project including supervision, time supervising and subcontractors who will perform work duties.
You must get assurance that everyone who works on your site is fully covered from payroll to liability so it doesn’t come back on you at the end. Written assurance of this is crucial. You may even want to ask the contractor, subs and suppliers for lien releases as payments are made.
