Looking back here are some suggestions when hiring new contractors. Watch out: When contractor says he will not pull the permits and we can sell as is later or he has people who will inspect and okay it etc. Has no web presence so does not have any reviews. Works only by word-of-mouth referrals. You will never hear any complaints. This is how we were trapped. Rushes you to give the deposit and promises to start the work due to a sudden opening in his schedule. Takes upfront more money and the phases are designed in such a way to give more leverage to the contractor. You hand over the money and must beg him to complete it. He has multiple projects going on and moves his crew between the projects when it suits him, so you are at his mercy. Attach timelines to the phases with penalties so he will not do this. No knowledge of building codes. For example, a backwater valve with an access panel is a must for basement bathrooms. Make sure you get the drawing or a better use architect to draw out the plan instead of reworking and charge the customer for his mistakes as it happened in our case. The contract should list allowances, what will be included in terms of material quality and range Separate out material and labor in the contract. Buy paints, fixtures, hardware, flooring yourself. Does not want to prime the new sheetrock. Uses green board in wet areas and does not use waterproof paint for bathroom. Otherwise plan to rip out the bathroom in five years because of mold.
