DO NOT RENT FROM RHINO! I live in a 6-plex and there were numerous occasions where one of the tenants in the building would leave their garbage bag on the ground NEXT TO the dumpster which resulted in a giant mess, especially when animals got into the bags. I had taken photos and sent them to Rhino to bring it to their attention and ask that they ask the other tenants to make sure the garbage was going in the bin. I received NO response. Then, a month later, I get a random $60 charge the day rent is due for "clean-up". I reached out very upset because I was the one that brought it to their attention but they didn't respond and I did not understand why I would be charged. They said that they charged all six units $60 fees. That's over $300 to pick up some garbage. I told them, if I had known they'd charge us, I would have cleaned it up myself. I reached out to Rhino and the gal I was texting with told me that she couldn't help, I needed to talk to maintenance. So I called them and they essentially told me to suck it up so to avoid hundreds of dollars in late fees, I paid the $60. Well, I just went to pay rent and AGAIN I am being charged $66 for "disposal" except this time, I haven't seen any bags of garbage left by the bin. I just re-read my lease and it says "If owner determines, in it's sole discretion, that the premises is unclean, too cluttered, or a fire hazard, Resident agrees to remedy the problems with appropriate notice". Not only have they not given any sort of notice, but nowhere in my lease does it state they can charge for "cleanup".

Please learn from my mistake and DON'T RENT from RHINO PROPERTY MANAGEMENT. I've learned the hard way that Paul Henderson and his cronies at Rhino Property have no respect for their tenants or the court of law. In the fine print of their one-sided leases, they allow for onerous move-out charges like $120 to change the locks, $300 for cleaning, and $35 for smoke detectors. In my case, they added these provisions into a new lease when I asked to go month-to-month. I made the mistake of not reading the new lease closely enough, under the impression it was the same lease, just with an additional charge for the privilege of going month-to-moth. I took Paul Henderson to small claims court after he withheld a majority of my security deposit, relying on these kinds of unfair charges which were never disclosed. Even after I won a portion of that money in court, Paul Henderson has ignored all of my collection efforts and refuses to pay the judgement. If I had done a simple google search on Rhino Property Management, I would've seen countless reviews like the one I'm writing now. In a time where more and more people are moving to Salt Lake City, Rhino Property Management gives landlords a bad name. They pinch every penny while simultaneously providing inadequate services. In a competitive marketplace, do yourself a favor and DON'T DO BUSINESS WITH RHINO PROPERTY MANAGEMENT AND PAUL HENDERSON.

If I could put negative stars I would. We were suppose to rent a house from Rhino Property Management company on Sept 21, 2016. On Oct 7 the house still was not ready. Don't trust them to fix anything if you do rent from them. We had to find another place to rent at the last minute. Moving is stressful enough, and don't need this kind of frustration. Their standard of quality is very low. The plumbing was not working in master bathroom, furniture from past tenant still in the home, holes in walls, exterior doors that won't lock, mold in bathrooms, no water pressure, and home was generally in a dirty condition. Blinds not cleaned, floors were dirty, flies were everywhere. YiKS! They promised that all issues would be addressed before we were to take possession. It wasn't like it was a cheap rental. We were going to be paying close to $1700 a month + utilities. Even when they told us all the issues had been fixed, nothing was. The management was very difficult to work with when we ran into these issues. They kept giving excuses that frankly were not something that I should have had to deal with. By law, if a rental is not ready when the contract states that the renter should get possession, the tenant has the legal right to void the contract and all funds are to be returned (deposit and rental payment) in full. They were in breach of the contract. They tried to keep all our money. I had to contact my lawyer to handle the problem. They threatened us with a lawsuit, lien
