Not a good experience at all.
Initially, my husband and I were informed that we were going to be required to pay a double deposit (of $1,750) in addition to the first months rent, totaling a whopping $5,250 to move into the home, because our income was "borderline". I really did not understand this, because my husbands tax info from last year, in addition to my monthly child support of $565.00, reveals a gross salary of just over $62,000 alone. In addition to that, we had his employer put together a letter of salary increase (on company letterhead) indicating that his income would soon be increasing by around $1000 per month. This put us at nearly 4 times the rental amount.
Once this letter was provided as requested, we were informed that we still needed to pay the additional deposit, only this time it was stated that the reasoning was our "borderline" credit score(s). While I do understand that we have had an imperfect credit history (in which we are currently working on), everything TO DATE is current; NEVER an eviction, foreclosure, repossession, or bankruptcy; and when last informed by a lender, my husband's credit score was a 620 and we had previously been approved to PURCHASE a home. Unfortunately, we did/do not have the time needed to wait out a contract period and close on a home.
Furthermore, we have impeccable rental history; and it was concerning to us that so much emphasis was being placed on the fact that we've had a few late payments in our past, on
