Low vacancy: We achieve this by responding to tenants quickly, showing homes even in the evening and on weekends, and marketing and showing the homes before they even go vacant. 2. Caring for the home: We do quarterly exterior inspections as well as bi-annual interior inspections (including moisture reading to detect damage early). We check how the tenant is caring for the home and do thorough reports. We address tenant damage immediately before the repairs become cumulative. 3. We know the market and get the best possible rents. 4. We communicate with owner and let them know when there is a maintenance issue, a vacancy coming, and when we have it re-rented.
