Rose Wilkinson was raised as an only child by her grandmother and came from very humble beginnings. Rose Wilkinson was raised as an only child by her grandmother and came from very humble beginnings. When her grandmother passed away when she was 21 years old, she took her meager inheritance and invested in Marie Burroughs real estate school in Oklahoma City in order to obtain her real estate license in 2004.
During this time, she assisted her real estate broker in house as a recruiter. She successfully managed to help her broker to grow his real estate firm from 15 Realtors to over 150 in less than a one year time span, making his company one of the largest Century 21 franchises in the state of Oklahoma. Rose was also the closing coordinator, and made sure all i's were dotted and t's were crossed in real estate contracts while being responsible for ordering title work as well as inspections. Her duties also included answering property management calls and being the assistant trainer for new Realtors who joined the office.
In January of 2007, Rose branched out on her own as a real estate investor. Due to a conflict of interest, she allowed her real estate license to lapse to pursue purchasing single family houses full time for herself. From the time she was 26 to 30 years old, Rose successfully bought over 50 houses in the Oklahoma City metropolitan area with very limited means. She managed to raise over $600,000 in private capital from local investors to secure these purchases as well as structure seller financing on others.
She now has a network of over 500 real estate investors who have cash readily available to purchase fixer upper projects in Oklahoma City and surrounding areas. The problem of the decade has shifted from lack of capital to not finding great deals fast enough. Rose incorporated the "$500 Finder Fee" bumper sticker program in 2016, encouraging the public to help us advertise so we can find good deals to park our money.
But Rose doesn't just buy fixer uppers with a lot of potential equity. She also buys houses that have no equity and sometimes even negative equity in exchange for allowing her to take over the payments. Rose also offers sellers a creative way to restructure debt to where the mortgage doesn't show up on a seller's credit report if debt to income is the main hurdle a seller has to overcome.
