Homes are built to International Residential Code IRC and part of the state building code. Site built and modular homes are built to the same code. The state building code requires homes to be built to the code's specific requirements until the code is formally changed. Modular homes are built on a removable frame to transport them to your building site. The frame does not stay a permanent part of the home. 10-20% less than site built housing.
