Asset Guardians provide accurate, detailed property reserve studies to anticipate and manage financial expenses for HOA & condo communities. Asset Guardians provides accurate, detailed property reserve studies for management companies, boards of trustees, and lenders to anticipate and manage long term financial expenses for communities and associations. Physical assets like swimming pools, roofs, elevators, and siding don't last forever. Each requires periodic maintenance and eventual replacement. A reserve study is a report that specifies component replacement timing and costs. By knowing the these key factors, a community board can accurately assess the owners and set aside sufficient funds for future expenses. Without this planning, a board is not doing their "fiduciary duty" and may need to use special assessments to maintain the property values and condition. Owners want certainty in their costs and management.
